In 2011, Niven were commissioned by the developers Terrace Hill (now Urban & Civic) to design the 130,000 sq ft Feethams Leisure Development. Located on the site of the former bus station, the mixed use development occupies a prime position in the centre of Darlington next to the Town Hall.

Completed in 2016, Feethams provides a 9 screen cinema, 80 bed hotel and 7 restaurants and bars which are occupied by major national and multinational brands. The development is set to change not just the skyline of the town but also significantly increases the leisure and employment opportunities for Darlington and the surrounding villages.

In the centre of the development, on the podium level, is a multifunctional space incorporating landscaped outside seating areas for three of the restaurants/bars and an extensive area for such as screenings and performances with space for approximately 1000 people.
