The client came to us with this project at the 11th hour having bought a property with existing plans and with a builder due to start work in a months’ time. However, they were not happy with the layout and had been unable to make their previous architect understand what they wanted.
The site, on the edge of Hurworth, is a collection of brick farm buildings. Most of the buildings had already been converted into new homes and this was the final group of buildings to be renovated.
The client wanted to make better use of the space and also introduce some double height space over the living area. As this was a conversion of existing building, there was the obvious limitation of having to work a layout within the footprint of the existing walls. As a starting point, Niven worked 3 layouts for the client to see if we could achieve the spaces they desired. One of layouts met all the requirements and we continued to work with the client to develop the new layout and submit a revised planning application.
This was done while also working up a technical drawing set for the builder to re-price and get the constructions started.
