Daffodil House provides high quality independent living accommodation for adults with a range of learning difficulties.

Located within an existing care community in Hemlington, near Middlesbrough, the building contains 8 no. apartments located in a central communal landscaped courtyard designed around an internal street. Two of the apartments have live-in care accommodation and the development also has a communal kitchen lounge, guest apartment and boot room.

All the ground floor apartments have level access and there is lift access to first floor. In keeping with the fact that the building is located on a working farm, all the apartments have private gardens with vegetable beds.

Despite its modest cost, we were able to ensure that all the accommodation exceeded the statutory standards by 15 – 20%. As a consequence, all apartments are light and airy with interesting spaces created by the angles of the sloping ceilings. High quality materials, fixtures and fittings have been used throughout internally whilst externally, timber cladding and red brickwork match the existing buildings on the site.

Daffodil House received a ‘Highly Commended’ award in 2016’s Royal Chartered Surveyors (RICS) Awards
